Minimum Tenant Requirements
• Minimum Credit Score: Applicants should have a credit score of at least 600. Lower scores
may be considered if the applicant has an excellent rental history and/or low debt levels.
• Rental History: A strong rental history is preferred. If there is no prior rental history, approval
will be based on credit score and income-to-debt levels.
• Background Check: A clean criminal background check is required.
• Proof of Income: Applicants must provide copies of pay stubs from the last two months for
employed individuals. Self-employed applicants, 1099 contractors, or those with other income
sources must provide bank statements from the previous two months.
• Minimum Income Requirement: The household income must be at least three times the
monthly rent.
• Lease Term: A minimum lease term of one year is required.
• Security Deposit: The deposit ranges from 100% to 200% of one month's rent. A higher
deposit may be required based on the strength of the application.
• Pet Policy: A maximum of two pets per residence is allowed. A refundable pet deposit of
$200 per pet is required.
• Restricted Pets: Certain breeds and large pets over 50 pounds are not allowed. Restricted
breeds include, but are not limited to, Pit Bulls, Terriers, Rottweilers, and Great Danes.
• Application Fee: A non-refundable application fee of $30 per applicant is required. All
occupants aged 18 and older must submit an application.
• ESA/Service Animals: Applicants must provide documentation from a qualified medical
professional licensed in Texas. The documentation must confirm the applicant’s medical need
and specify that the animal meets that need. Additionally, proof that the animal is trained as a
service animal must be provided.
